Key King Enterprises Inc. has recognized the need to simplify the process of closing old open permits with The City of Key West in order to sell your Key West Real Estate. We have created a network of contractors to assist home owners and home sales representatives to close old Building, Electrical, Plumbing, Roofing, Mechanical and Pool permits which were never closed by the original contractor or owner. We have organized a network between Key King Enterprises Inc, Keys Cooling LLC, Dan Ace Roofing Inc., Check Electric Inc. and Pipes Plumbing Inc. in an effort to minimize the effort needed to accomplish a common goal between the homeowner, the homeowner’s sales representative, the Title Company and The City of Key West to close these types of permits. Leaving an old permit open on a parcel will transfer that permit to the new buyer. Ultimately, chances are, that new owner will have to deal with it in the future. It is unknown if the open permit “rule” will be enforced with stricter guidelines in the future. Closing them before the transfer of ownership is important in order not to pass the “debt” onto the new buyer. Don’t take a chance close those permits.

We have perhaps the most extensive experience in accomplishing this task since the city and title companies have insisted on these old permits to be closed in order to complete the sale of residential and commercial real estate parcels located within the city. Every open permit has a range of possibilities as far as the simplicity or complexity of the process. On average most old open permits will close relatively easily, there are even cases when the permit can be closed at an administrative level which we will inquire about and execute if possible. There are rare times when the old permitted work does not meet the city inspectors’ approval and corrections must be made to the work prior to the closing of the permit. In this situation you will still be ahead of the game because the permit is already issued, we have a State of Florida Certified/Registered Contractor ready to perform the work and correct the code violation in a timely manner and ultimately get that permit closed. A written proposal will be submitted prior to the work needed to be completed in order to accomplish this process. Each situation varies which will affect the cost.
